Ameco Apeldoorn
Family business Ameco (Amsterdam Meat Company) slaughtered and processed high-quality Dutch beef in a closed chain on the grounds of Food Center Amsterdam. Due to the redevelopment of its location in Amsterdam, Ameco felt the need for alternative premises. Concrete plans for existing buildings were already in place. Given the short timeframe of 13 months, new construction did not seem realistic to Ameco. In Aan de Stegge Twello, Ameco found an ambitious construction company that demonstrated that new construction was certainly still possible. Thanks to a highly efficient process and integrated collaboration in which Ameco was very closely involved, we succeeded in developing and realizing the new building in just 13 months. The facility covers a total area of 10,500 m² and is logistically very efficiently laid out, comprising 4,000 m² for the deboning, packaging, and dispatch areas; 2,700 m² for processing rooms and cold storage; 1,900 m² for office spaces, facilities, and technical areas; and 1,700 m² for the stable and washing area. GMB IJhorst
The family business GMB has been building sustainable solutions in the fields of water quality, water safety, bioenergy, and industrial construction and infrastructure for sixty years. In addition, the company processes sludge from wastewater treatment plants in its own factories. Due to substantial growth, GMB's location in IJhorst became too small, and the company decided to build a new office. Based on a private turnkey selection process, we were selected by GMB for the development and realization of their circular and sustainable office building at the IJhorst location. The entire development and engineering of this new building was executed in collaboration with ARCOM Architecture and JVZ Engineers. The new building consists of 870 m² of office space spread over two floors. The starting point for the development of the construction plan was a GPR value of at least 8.0. Material choices were made based on circular usability using the MPG calculations. The structure and floors of the office building are constructed using CLT, and the facades in timber frame construction. The building is detailed to be demountable and incorporates as many circular and bio-based materials as possible. Wood not only gives the office building a sustainable character but also creates a pleasant, inspiring work environment.

Devro Gendt
Devro produces collagens that are purchased and processed by the food industry. Devro, at the time still PV Industries, initiated the process for the development of a new production site with a tender. Ultimately, Devro chose to further develop and realize the engineering phase and design jointly with us. Guiding this decision were established references in the food sector, their proactive approach, and the comprehensive approach we offer. The new production site was realized in two phases at the existing location. The existing factory remained standing during the new construction. After the completion of Phase 1, production moved from the existing building to the new construction, after which the old factory building could be demolished. Phase 2 was realized on the site of the demolished factory building and consists of shipping, storage, and office space. In total, we realized 444 m² of office space and 1,936 m² of industrial space for Devro/PV Industries.

Van Dijk Groothandel Kampen
Since 1959, Van Dijk Groothandel in Kampen has been the go-to address for supplying food and non-food items to businesses, associations, specialty stores, and supermarkets. The assortment consists of confectionery, beverages, coffee, snacks, and cleaning products. Van Dijk also has its own coffee brand, Campenaer Koffie. In 2017, we realized an innovative new building for Van Dijk Groothandel in Kampen. It was a first: the first energy-neutral distribution center in Overijssel. After a few years, the need for expansion arose, prompting Van Dijk to approach us to develop and realize it. Thanks to this expansion, Van Dijk has more storage capacity and can organize its logistical processes even more efficiently. Additionally, all office activities are housed in the new building. The expansion consists of approximately 1,800 m² of industrial space and approximately 790 m² of office space. The construction plan was developed in a collaborative construction team with Van Dijk, the architect, and the structural engineer. Particular attention was paid to the interior. The focus was on creating a pleasant working environment. We have made extensive use of wood and greenery in the office section. The spaces are transparent with plenty of glass and have a comfortable and luxurious appearance.

Company Building Koninklijke Euroma Zwolle
At the Hessenpoort industrial estate in Zwolle, we realized a company building of no less than 26,000 sqm for Koninklijke Euroma. The building contains a fully automated warehouse and state-of-the-art mixing installations. Thanks to more capacity and speed, Euroma can now supply many more flavorings. The new location works with the latest mixing installations for herbs, with which Euroma grows with the demand in the market. Sustainability and energy saving played an important role in the construction of the new production location. With a view to continued growth in the future, it is also possible to realize expansion at the new location.

Company building Bangma Verpakkingen Dronten
Bangma Verpakkingen was located at five locations in Dronten and wanted to establish itself at one location. We realized the new company building for Bangma on the new industrial estate Poort van Dronten. The company building of 20,000 sqm consists of an extensive warehouse with warehouse space, shipping zone, workspaces and offices.

Company building Mocca d'Or Zwolle
Coffee roasting factory Mocca d'Or wanted to expand its company building. And that while production continued to run. A great challenge for our project team. By cleverly dividing the demolition, expansion and new construction into phases, Mocca d’Or was able to continue its business activities as usual. The part of the Mocca d'Or building where the coffee roasting area was located was maintained. The existing office, warehouse and dispatch area have been completely demolished. We then realized a new packing area, shipping area, loading pit, office spaces, canteen and warehouse spaces in various phases. Finally, the outside area was redesigned.

Company building Sligro Deventer
Sligro is optimizing its national logistics network of delivery service distribution centers for delivery to Sligro and Heineken customers. We were commissioned to realize a delivery service distribution center for Sligro at A1 Business Park in Deventer. We realized various spaces in the 22,500 sqm building, including a freezer, cold store, storage areas for dry groceries and a refrigerated multifunctional dispatch center. The building also contains office spaces, the necessary work spaces and other spaces that are required for the business process. The modern new building is equipped with the latest sustainable techniques and is gas-free. Heating takes place by means of residual heat from the cooling and freezing installation. Various sustainable applications and construction methods have resulted in a BREEAM Outstanding certification.

Company building Ruitenberg Ingredients Ruinerwold
Due to the growth of the business activities, Ruitenberg Ingredients wanted to realize a new production location behind the existing production location in Ruinerwold. The total production area at this location was doubled, allowing Ruitenberg to move forward again. The company building consists of 4,021 sqm on the ground floor and 704 sqm on the upper floor and has the characteristic Ruitenberg style. It meets current and foreseeable requirements regarding quality, food safety and the environment. For example, the building gained the BREEAM Outstanding certification. The new production location consists of office / R&D spaces and ancillary spaces, production and test spaces, logistics spaces, conditioned (both hot and cold) spaces and a number of shell spaces for future expansion.

Company building Dimensio Verpakkingen Almere
Dimensio Verpakkingen has been located in Almere for more than 25 years and wanted to realize a new company building due to growth. In addition to distribution space, the building must provide high-quality office space and social facilities. We have already realized new company buildings twice before for this flourishing company. The Stichtsekant Business Park in Almere offers the ideal solution due to its favorable location and the availability of large-scale logistics plots. We have realized the 34,000 sqm logistics building on the Stichtsekant business park on a plot of approximately 5.2 hectares. The building meets all the requirements for a modern logistics operation.

Royal Smilde Bakery Edam
Royal Smilde Bakery wishes to renew and expand its production capacity at the location in Edam. The contract was awarded to us after a selection procedure in competition with two other construction companies. The new building plan is based on the Plan of Requirements of Royal Smilde Bakery. Around this we developed and designed a complete turnkey company building consisting of a production area and a new office. The plan consists of 1,325 sqm of office space and 4,500 sqm of industrial space (production, storage and technology). The office part will be built energy neutral. To make room, some existing buildings on the site will be demolished. In this way, the housing is considerably expanded. We are responsible for the demolition, new construction and adaptation of the existing industrial building. The construction time of the total project is 45 weeks.

Bresc Werkendam
Bresc is a specialist in refrigerated fresh foods aimed at the culinary professional in Europe and was spread over four locations. To enable further growth and to work more efficiently logistically, Bresc needed one central location for all business activities. Because of the employees, they wanted to stay in the current region. In addition, the new location had to match the gastronomic image of the company. Bresc chose us for the development and realization of its new company building because of our experience in the food industry and the good references that were visited together. The new company building covers a total of 5,700 sqm. By providing insight into options and consequences, we relieved Bresc of their worries and allowed them to make well-considered choices. For example, square meters are saved by realizing office space above the production area. Specialized installers were used in a construction team, because the installations are the most complex and expensive part of buildings in the food industry. We gave Bresc clarity in advance about the total investment because all choices and activities were recorded in the engineering process with the entire construction team.

Picnic Zwolle and Ridderkerk
The success of Picnic's innovative working method requires new fulfillment centers that facilitate the growing and innovative working method. On behalf of Impact Vastgoed, we are realizing new fulfillment centers at the Hessenpoort business park in Zwolle and New Reijerwaard in Ridderkerk. Together with Impact Vastgoed, we have developed the construction plan from the first plans. The unique concept that has been developed for this purpose will soon house the fully automated process of Picnic. By seamlessly connecting to Picnic's wishes for now and later, logistics efficiency and maximum future-proofing are guaranteed. The fulfillment centers are realized in accordance with the BREEAM-NL Very Good guidelines.

Starcuisine Bleiswijk
Due to growth, StarCuisine from Rijswijk wishes to realize a new industrial building. With new construction at the Prisma business park in Bleiswijk, the company is making a major sustainability and innovation effort and improving its logistical accessibility. The location near the A12 offers good accessibility and plenty of opportunities for growing business such as that of StarCuisine. The development of the plans takes into account possible expansion in the future. The new building covers 5,885 m2 and is divided into a raw materials warehouse, production area/preparation kitchen, freezing rooms and tempering cells, packaging department, finished product warehouse and office space. The building is functionally designed and meets all standards that apply to buildings in the food sector.

Van Acht Foodpark Veghel
A new logistics building for Van Acht provides a significant expansion of the storage capacity. Van Acht has experience in realizing logistics buildings. Nevertheless, they opted for a collaboration with TLF Real Estate and our construction company, given the size of the new building. In January 2021, we started the first discussions with V8 Vastgoed. We then set up the entire project from the first draft design to the permit in a short preparatory phase. On the 61,972 m2 plot owned by V8 Vastgoed, we realized the logistics building with warehouse and mezzanine, office, outdoor area for loading and unloading and parking lot. The installations including connection facilities, sprinkler and fire protection system including pump installations and reservoir for sprinkler, electrical, heating, cooling and ventilation systems are also part of the project, with which we have realized a complete turnkey building. Thanks to an optimal process and the right mindset of the entire construction team, we have succeeded in realizing the almost 60,000 m2 commercial building with a BREEAM-NL Outstanding certification in record time. Van Acht has reserved sufficient grid capacity with Enexis to supply the region with electricity by mid-2023 with 16,000 solar panels on the roof.

Blueprint Automation Woerden
Due to the growth of BluePrint Automation, the company wanted to realize an expansion of the company building. HD architects were therefore commissioned to design a new wooden company building. With the design, HD architects focused on the use of many natural materials, attention to a healthy working environment for the people and future-proofing of the building, which are in line with the intended sustainability ambitions from the tender of BluePrint Automation. We were selected in this tender for the development and realization of the new, sustainable and wooden company building. In the tender phase, we ultimately focused on reducing the use of materials. The new wooden company building consists of 1,000 m² of office space on the first floor as well as a business space of 6,000 m², consisting of six flexibly divisible units. The main supporting structure consists of a hybrid wood construction with laminated wooden pine columns and beams with walls and floor slabs of CLT. Because the elements are screwed together via metal connecting pieces, the building can be dismantled and reused. The other materials used are also mainly biobased and recyclable. For example, the timber frame facades and facade openings are constructed primarily from biobased materials and are 100% recyclable. In addition, Fraké wood was used as facade finish: an environmentally friendly, sustainable wood based on fast-growing hardwood. By using these biobased materials, approximately 655 tons of CO2 is stored in the entire building.

Sleegers Technique Nieuwkuijk
Sleegers Technique develops machines for slicing, interleaving, underleaving, weighing, stacking, and packaging fish, meat, processed meats, bread, biscuits, and cheese. They are so successful that they needed to expand. With a completely unburdened approach and a focus on the future, we developed and realized a new business premises where Sleegers Technique could continue to grow. The company wanted to work closely with us throughout the entire process. The project comprises 785 m² of office space and 3,390 m² of industrial space, perfectly tailored to Sleegers wishes and needs. To test its machines in the presence of the customer, Sleegers also wished, a few years later, to develop a test room that could simulate conditions comparable to those experienced by its customers. We were also entrusted with realizing this additional industrial space of approximately 920 m² for Sleegers.
